Below is an accounting for the income and outgo of Limberlost Acres Community Association. As you can see, our annual dues barely cover our expenses. With the advent of this blog to replace the website, we have eliminated the Web hosting expense, which gives us a little more breathing room. But it is important that we all pay our dues in order to maintain these simple services. Thanks!

Let's set a record!

Do you ever feel like you are the only one who pays their association dues every year? Well, you are not.

According to my records, these are the recent annual percentages of dues compliance for our association:

2003 - 88%
2004 - 77%
2005 - 77%
2006 - 73%
2007 - 79%
2008 - 75%

As you can see, we have slipped a bit since 2003, but in general are holding steady.

Let's make this a year where everyone contributes!

Annual Dues Drive

Each year, Limberlost Acres collects $30 from each household to help defray association expenses. Some of those expenses are:

* Snow plowing
* Mowing of pond property
* Paying property taxes on pond property
* Maintaining signage

Leaf Pick-Up Starts Oct. 27 on City's North Side

Residents can call 311 for priority pick-up of bagged leaves

Fort Wayne’s annual leaf pick-up starts Oct. 27 on the city’s north side. The City is providing two collections cycles instead of three to save taxpayer money while improving service. Weather permitting, leaf collection will end Dec. 12.

Residents who have their leaves in biodegradable bags can call the 311 Call Center starting Monday for priority pick-up within two business days, regardless of the pick-up schedule in their area.

Leaves must be raked to the park strip. The street department recommends having them there by the first day of the pick-up week. They should not be raked into street. Burning leaves is illegal, and they cannot be placed in the trash.

The loose-leaf collection dates for 2008 are:
• North: Oct. 27-31 and Nov. 17-21
• South: Nov. 3-7 and Dec. 1-5
• Central: Nov. 10-14 and Dec. 8-12
• The week of Nov. 24 will be used be to catch up on weather-related delays.

During leaf season, residents can call the leaf hotline at 427-2302 or visit www.cityoffortwayne.org for the day’s pick-up locations. A map of the areas is also available on the Web site. The schedule and map were also included in October’s City Utilities bills.

To schedule bagged leaf pick-up starting Monday, call the 311 call center from 7:30 a.m. to 5:30 p.m. weekdays at either 311 or 427-8311.

FYI - Summer Weed Program

The Summer Weed Program was developed to eliminate environmental nuisances from the neighborhoods. We enforce the ordinance by posting properties where the grass, or other vegetation, exceed nine (9) inches in height. After five (5) days the violation is removed by using a contractor designated by the City to do the cutting. The owner of the property is billed for the cost of the cutting plus an administrative fee. If the owner does not reimburse the Neighborhood Code for the cutting, a tax lien is placed against the property.

City law prohibits:

• Any growth of weeds, grass or other rank vegetation on private property which is neglected, disregarded or not cut, mowed, or otherwise removed and/or which has attained a height of nine inches or more.
  
• Any accumulation of dead weeds, grass or brush on private property.
  
• Any poison ivy, ragweed or other poisonous plant, or plants detrimental to health, growing on private property.
  
• Property which has been allowed to become a health or safety hazard, or which has accumulated litter or waste products.
  

Once Neighborhood Code receives a complaint about weeds or high grass, a member of the weed staff will go to the property to see if there is a violation. If violations exist, a sign will be posted in the yard stating the following:

If the weeds/grass are not removed from this property within five (5) days after the date of this posting, the City of Fort Wayne will cut the weeds/grass and remove trash if necessary. The City will then seek recovery of the actual cost from the property owner.

To make a complaint on a property that is in violation of the Fort Wayne Municipal Code please call 427-1329. Please Provide Neighborhood Code with the exact address of the property. It is very hard to site a property without the correct information. A member of the weed staff will survey the property within two days.
