Progress report on dues collection

So far, we have only 35% compliance on the paying of dues for 2009. This will not be enough to cover our expenses for this year. Please write a check today and drop it off at either 10207 Jamaica Drive or 10221 Limberlost Trail.

We have paid our dues every year for nearly a decade. It's the right thing to do. But when you realize some people don't, and they get the same services/advantages, it makes us wonder why should we bother? Is there a way to enforce the dues?
Do people moving into the area even know that there is one? When we bought our house, no one (including the real estate agent) told us. We actualy asked around to find out if we owed $.

First off, a big thank you for paying your dues! Our dues are kept as low as possible, to make them affordable to all. They are so low that it is hardly worth while to pursue those who neglect to pay. However, what has been happening in the past several years is, when a house is sold, the mortgage lender contacts me to see if the dues are up to date. So while we don't actively chase those who don't pay, the dues get paid eventually. Thanks for your comment!

It's my understanding that our covenants do not require payment. ie, there can't be a lien put against anyone's property for non-payment. However, our household pays each year to get the benefit of a mowed pond as well as extra snow plowing.
Perhaps a community meeting would help since there appears to be confusion.
I have another issue- not sure if folks are aware that there has been somewhat of a landslide over at the pond? Several trees and the side of a hill have all fallen into the creek on the south side of the pond property. Just wonder if the city or the DNR or the association is responsible to clearing it out?

You are correct, julesfwcs. Technically, our dues are voluntary. However, when I explain that to the mortgage lenders and tell them there is no lien on the property, they don't seem to believe me.

The last association meeting was so poorly attended that I doubt having one to clear up any confusion regarding dues would be helpful.

I have contact City Utilities reference the landslide. This was as of April 22nd. I hope to hear something soon reference that situation.
